Colombia and Mexico are among the markets generating significant interest in South Florida real estate, according to industry experts tracking buyer behavior in the region.
The luxury property segment in Miami has seen sustained demand from international buyers, with Latin American markets playing a central role. Real estate professionals note that political uncertainty, currency fluctuations, and a desire for stable investments are pushing wealthy buyers from these countries toward South Florida.
Colombian buyers have shown particular interest in waterfront condominiums and single-family homes in neighborhoods such as Brickell, Coral Gables, and Key Biscayne. Mexican buyers, meanwhile, have gravitated toward newer developments offering amenities and proximity to international schools.
Brokers say the trend is not limited to primary residences. Many international buyers are purchasing second homes or investment properties, drawn by Florida's tax advantages and the relative strength of the U.S. dollar as a store of value.
The influx has helped sustain pricing in the luxury tier even as broader market activity has cooled in some segments. Developers continue to launch new projects targeting international clientele, with marketing efforts focused on Latin America.
Analysts caution that the market remains sensitive to global economic conditions and shifts in foreign policy. Still, demand from Colombia and Mexico shows little sign of fading, and South Florida's appeal as a safe haven for capital continues to drive interest from buyers across the region.
